    うちの近辺は全部こんなかんじみたいですねー。
    建物の形や間取りなど、正確に描くわけにはいかないので、今後フワッフワな描き方になると思います(^^;)

    It seems it was like this all around our neighborhood.

    Naturally, I'm not going to draw the building shape and layout accurately, so I'll be depicting it in a sketchy, simple fashion from hereon.

    So, if they purchased a 150 sq.m plot, they could only build a house with, if the floors were square, ~7.7m to a side?

    Basically, yes. Having lived in an even smaller house, mine was only 5.75 m square (but had a small side building), a house 7.7 m square isn't too bad for a couple, or even a couple with a kid, but more than that, and it starts to get seriously cramped.

    A plot of only 150m2 is ridiculously small, where I live, and I don't think it's even legal to make plots that small today. Plots I see for sale around here are most often around 600m2 or larger, but the land coverage ratio is legally limited to 30% in most cases, with few exceptions. In some cases it's 25% - and with a floor space index of 25%, meaning no first floor allowed!

    A 150 meter plot with 40%/80% floor/max floor per land limit would be a 600-650 square foot townhouse with a 550 square foot second floor in a western style. That's not cramped at all. It's a bit smaller than a lot of western houses, but you could still have a snug two bedroom second floor with closets, and a living room and upgraded galley kitchen with enough space to entertain a few guests on the ground floor

    Add another 50 square feet, and you would be able to make a cozy cottage house for a young couple.

    So that's why the plot was so affordable; only 40% of the two-dimensional real estate was usable for housing.

    Granted, the 80% FSI helped out here, but...

    taking the area of the land plot as 100%, you can build a house to fill up to 40% of that area.
    A floor space index (FSI) of 80% means...
    you can build a house so that the square footage of the first and second floors can total up to 80% of the land plot area.
